South Mooresville is the part of town south of downtown and east of I-77, along Coddle Creek Highway (N.C. 3), Shearers Road and Rocky River Road. Three Mooresville Graded schools sit together here, with subdivisions around them and farmland farther south. The town’s comprehensive plan, adopted Sept. 21, 2026, singles out “southern Mooresville” as the area a new east-west connector road will open up. It is in ZIP code 28115. The plan does not name this area as a single neighborhood; “South Mooresville” is our label for it.

Where it is

This guide covers the land south of the Mill Village and east of Mount Mourne: the school campuses on Kistler Farm Road and Coddle Creek Highway, the neighborhoods off Shearers Road and Bellingham Drive, and Rocky River Road.

What is planned. The plan says the town and its partners are building a new east-west connector from Langtree Road on the west to N.C. 115, Shearers Road and N.C. 3 on the east, and it “contemplates four activity centers” along it, each a walkable mix of shops, homes and open space. Its sample concept is a community activity center near the West Branch of the Rocky River, with a town center, a central green and a mix of townhomes and small-lot houses. These are concepts, not approved projects.
